Doud Realty Services, Inc. has served this market since 2012, growing primarily through word of mouth. We use a fully online property management and accounting platform, giving both owners and tenants real-time access to their property information.

General Application Requirements

These are general guidelines — each application is reviewed individually, taking your full situation into account before a final decision.

• All applicants must be 18 or older and must complete and pay for an application.
• Gross monthly income must exceed 3x the rent, per unit.
• Outstanding judgments or collections: we'll review your income closely to confirm you can still cover rent even if wages are garnished.
• Balances owed to a previous landlord or PM company: we cannot rent to you unless you provide proof of payment in full, or a verifiable payment plan.
• Balances owed to the utility provider or city (water/sewer) where the property is located: we cannot rent to you unless you can get utilities authorized in your name.
• Criminal record: be prepared to explain. Undisclosed criminal activity that we later discover will disqualify the application.
• Security deposits are based on applicant history — judgments or collections may require a deposit of 2x rent.
• Pets: confirm the property allows pets, then complete a pet screening application.

Pet Policy

• A pet screening application is required for each pet, submitted through PetScreening.com. The more detail provided, the more accurately we can evaluate the fit.
• Pet application fee: $20 for the first pet, $15 for each additional pet.
• Pet fee: starts at a $450 minimum per pet, adjusted based on the information in the screening application.
• Not all listed properties accept pets — check with our office or the website before applying.
• Pet information must be updated annually, with a nominal fee, before any lease renewal.

Service & Support Animals

• A separate animal application and required documentation must be submitted through Pet Screening.
• This application is free, but required to ensure compliance with applicable service/support animal laws.

Application Process

• Click Apply Now next to the property you're interested in.
• Turnaround time: 24–48 business hours (applications submitted late in the week may not get a response until Monday or Tuesday).

Application fees — two payment options:

• Credit card (in-app): $50.00, paid at the end of the application.
• PayPal: $10 off double applications, $20 off married applications.

Application fees must be paid before an application can be processed.

After Approval

• Verification: your current employer and landlord must complete verification forms. Sign the authorization at the top of the form, and have them fax 757-477-6226 or email info@doudrs.com the completed forms back within 48 business hours — otherwise the property returns to market.
• Deposit: your application deposit (equal to one month's rent, and later applied as your security deposit) is due within 48 business hours, or the property returns to market.
• All rent and pet fees must be paid before keys are issued and move-in occurs.
• If you don't sign the lease or move in, your deposit is applied toward prorated rent for the days the property was off market.
• If a deposit is dropped off in person, your lease will be sent digitally through your new tenant portal.

Insurance Requirement

• HO4 Renters Insurance is required at lease signing, naming Doud Realty Services, Inc. as "Additional Insured" / "Interested Party," with a minimum of $100,000 in liability coverage.
• Without proof of insurance, tenants are charged $12/month for tenant liability insurance, added to rent.
• This is billed monthly — you may switch to your own HO4 policy at any time, but once a month begins, that month is billed in full.
